Columbus has a vibrant home school community
As more people become disenchanted with the public school system throughout Central Ohio, home schooling has become a very popular and affordable educational alternative, in the Columbus Ohio area. Central Ohio offers a variety of private and charter school choice options. While charter schools are often FREE (because they get some funding from the state and through property taxes that would normally go to your local school district), private schools can be cost prohibitive, especially with the depressed economy.
My son has friends, in the Columbus area, who are home schooled and after talking about their positive experiences with home schooling, we decided to investigate and see if home schooling is right for us. We were very surprised to learn about the abundant Columbus area home school co-ops, classes and activities throughout Central Ohio. I have discovered information from a variety of sources and thought I’d share what I have learned, to make it easier for anyone else considering home schooling, in the Columbus Ohio area.

COSI offers a variety of science education oriented home school workshops, during the day. Workshops include pre- and post-visit lessons for use at home, to further your child’s science inquiry. Central Ohio Christian Home School Chorus
Here at COCHC we have a tremendous desire for each child to a receive a great Christian choral music education. We long for each child to learn to read music, develop their God-given musical voice, learn to sing in a group setting for a variety of audiences, and glorify their Heavenly Father while doing it! Central Ohio Christian Homeschool Chorus was founded in the Fall of 2009 as a way to bless home school families in our area with an excellent choral/general music education. In each class we work on many areas of music education including rhythm, pitch, excellent singing technique, reading music, and just an overall enjoyment of singing about God and for God. At the beginning of every semester each family receives a rehearsal CD and a COCHC folder in which to keep track of everything that we have learned as well as each week’s take home page. This gives each family the information that they would need to show a local school district or assessment administrator about their child’s music education. Columbus Art Mobile Classes
Composed of a staff of local artisans operating on a volunteer basis, the Artmobile gives kids the opportunity to learn the basics of studio arts- everything from charcoal and pastel drawing to ceramics to mixed media projects. In addition to hands-on art classes, local artists from the Columbus community would also visit to speak about their chosen profession, giving an insight to what life is like for a painter, a sculptor, a glass artist, etc. For art class info visit: Columbusartmobile.com

The Works

REYNOLDSBURG HOME SCHOOL ACTIVITIES
Learning Tree Home School Coop
Learning Tree provides homeschooling families with Christian based enrichment and supplemental classes, in a group setting. All home schooling families are welcome. The Learning Tree Home school Co-op offers a variety of classes for children in preschool through high school. The classes are divided by age groups. As a general guideline, the maximum class size is set at 12 students for the younger grades and 15-20 for the older grades. There is also a nursery available for those members who are teaching classes as well as for those who are volunteering.
Classes are offered during two separate 10-week semesters. In the fall semester, classes begin in September. In the winter/spring semester, classes begin in late February. You can choose to attend one or both semesters. The co-op meets on Thursdays from 9:00 AM to 2:30 PM at Reynoldsburg Church of the Nazarene, 1340 Crest Road, in Reynoldsburg. The Learning Tree Co-op is run by families that participate. Each family plays an important role in its operation. The co-op depends on many members to volunteer as teachers each semester. To provide a varied range of classes for each grade level/age group, the co-op needs approximately 15-20 teachers to teach one or more classes.

Upper Arlington Christian Homeschoolers
The purpose of Upper Arlington Christian Homeschoolers Co-op is, to support and encourage parents in their homeschooling effort, as they endeavor to disciple their children, to the glory of God. The group offers classes which would be difficult or impossible in a single home setting, through emphasizing group activities to complement our schooling endeavors at home. UACH is a volunteer-run ministry. Through the involvement and effort of all of its member families, UACH can provide encouragement, resource exchanges and curriculum ideas for families, assist new homeschoolers, form field trips, arrange academic events/competitions, and provide academic and social interaction with other parents and children with similar concerns and educational goals. We also offer Standardized Testing using the Iowa Tests of Basic Skills every spring. Membership registration runs through August 31st, for the coming school year. Others interested in joining after that date are enrolled based upon space availability or placed on a waiting list for membership in the coming year. Heritage Christian Church - Home Builders Academy
Established in 1999, HBA offers Christian homeschooling group classes under the authority of and with the support of Heritage Christian Church. HBA offers classes, field trips, and other educational opportunities in a positive and encouraging environment for children from kindergarten throug h 7th grade. Westerville Home School Cub Scout Troop
Meet Homeschool Pack 779. We are a pack dedicated to teaching the ideals of Scouting to our sons, while having fun. If you’ve got a boy (or boys) between the ages 6-11 (or 1st through 5th grade), why not give cub scouting a try? We meet at Northside Fellowship Church, 6841 Freeman Rd, north Westerville, the first and third Monday of each month. Our pack is made up of mostly home schoolers, but all are welcome. We like to have mothers and fathers volunteer and participate as much as possible. In Cub Scouts all parents and siblings are usually welcome to participate in all activities. The 10 purposes of Cub Scouting are: character development, spiritual growth, good citizenship, sportsmanship and fitness, family understanding, respectful relationships, personal achievement, friendly service, fun and adventure.
We will spend much of our time working on rank advancement, playing, fun games, doing volunteer work, spending time outdoors hiking and camping, and going on interesting field trips. Here’s a list of some of the things we did in the past couple of years: volunteer at Ronald McDonald house at Children’s Hospital Columbus, Pinewood Derby, build and launch bottle rockets, visit the Ohio State Highway Patrol, visit to and tour of a local radio stations, pack bonfire with skits and song, father/son camp out, a tool workshop where scouts built napkin holders and tool boxes, Cub Scout day camp where scouts participate in activities like archery and bb gun shooting, tour of the State House and a private meeting with Representative Kris Jordan. Grace Brethren Home Education Fellowship (GBHEF)
The purpose of the Grace Brethren Home Education Fellowship is to support and encourage home-educating families as we faithfully endeavor to train up our children in the Lord. We are a Christ-centered group with the desire that parents will be enabled to take on the important task of discipling and educating their children.
GBHEF sends out a monthly newsletter that contains a calendar of events, encouraging articles, and details about field trips and other opportunities. Throughout the year there are many opportunities for shared learning experiences. These are set up by different members of the group and include: a Fall Festival, Friday Gym Time, Monthly Mom’s Night Out, Mentoring program, Invention Convention, Winter Game Night, and numerous field trips. Veritas Academy
Veritas Academy seeks to provide a classical and Christian education for homeschooled students. The curriculum as a whole is rigorous and stresses literary excellence along with sound reasoning in the Biblical and Western tradition. We provide students an intellectual challenge that will prepare them to both proclaim and defend the faith. Homeschoolers for Life, is a networking list for pro-life home educators in the Central Ohio area. It was created to gather homeschooling families to help end abortion right in our own neighborhoods. You say you always wanted to do more – this is the place to help you do just that. As home educators we are able to teach our children the value of life. Classical Conversations is a family-oriented service for parents who desire to train all of their children in classical Christian education. Classical Conversations’ purpose is to know God and to make Him known, our mission is to teach the tools of learning, and our goal is to create classical Christian community. The classical model requires children to practice skills that can be hard to practice just within your family. Classical Conversations provides children with the opportunity and motivation to practice in a warm, Christian environment. Classical Conversations is not a private school, but a service that is operated by tutors who have successfully home schooled their own children and want to complement your home school. Several different programs are available through Classical Conversations.
We empower and support parents not only through our Classical Conversations Communities across the country but also through our specially designed CC Connected online community, Parent Practicums, and academic retreats. All of these services ultimately equip parents to educate their children with the classical tools of learning and a biblical worldview so that they might impact the world for God’s glory.
Classical Conversations’ programs model the three stages of classical learning—grammar, dialectic, and rhetoric. Using age appropriate methods, children are taught the tools for studying any subject. The Classical model emphasizes mastery of facts during the early years. This gives students a foundation on which to build later learning and a solid framework where ideas can be categorized and compared as students mature.

The morning Foundations Program is for parents and all their children 12 and under. This simple, yet thorough program meets once a week, for 24 weeks during the school year. Trained tutors, who are home school parents in the program, lead each group of students as they participate in art projects, music study, science experiments, oral presentations, and a memorization program in history, geography, Latin, English grammar, math, and science.
Foundations: Our Foundations Programs provide a Classical Christian community for homeschool families with students in grades K4-6th. These power-packed programs typically meet once a week for twelve weeks in the fall and twelve weeks in the winter/spring months.
Based on the classical model of education, families meet weekly to introduce new memory work (or grammar of a subject) and review old memory work using Classical Conversations’ Foundations Guide as the heart of the curriculum. A trained tutor creatively introduces the memory work and leads the classroom time. The memory work is divided into 6 subjects: timeline/history, geography, math, science, Latin, and English grammar. In addition to the memory work, students also participate in a fine arts project/lesson, a science project, and an opportunity to practice oral presentation skills each week.
Each year students have an opportunity to participate in an optional Memory Master track, where a student strives to memorize all the information for that year and recite it to a few adults at the end of the year. Through the Memory Master (MM) track, students are “pounding in” the grammar pegs of history, Latin, English grammar, geography, math, science, and history timeline they learned throughout the year.
Each week students have an opportunity to practice oral presentation skills, ranging from simple show-and-tell for the younger students to more structured and prepared presentations for the older students. The goal of our presentation time is for our students to become comfortable standing, talking, and presenting in front of their peers.
Each week we also have a fine arts time, covering one of the following: basics of drawing, music theory, special art projects, and finally exposure to orchestra and classical composers. Students enjoy this mixture of hands-on activities and listening skills.
Finally, each week students work with the tutor to have a hands-on science activity time. The goals here are for students to become familiar with the scientific method and to begin to discover God through His creation and order in subjects like chemistry, physics, astronomy, physical science, and more. Students and parents rave about the time they spend together each week.
Essentials: Loving learning the essentials of … language, writing, and arithmetic.
This dynamic program provides Classical Christian community for home school families with students in grades 4th-6th. This program, which emphasizes language and writing “grammar” while also incorporating highly-dialectic lessons, is designed to reinforce language arts and structure, writing, and arithmetic mastery.
The Essentials Program meets once-a-week for twelve weeks in the fall and twelve weeks in the winter/spring. Students meet in the afternoons after the Foundations program. A trained tutor helps strengthen the “essential” subjects of language arts and structure, writing, and arithmetic.
The language arts and structure portion employs Classical Conversations own The Essentials of the English Language (EEL) Guide which includes lessons that provide a mixture of grammar and dialectic learning tools used to establish language structure understanding. The unique EEL approach takes students beyond “the worksheet” and the ubiquitous fill-in-the-blank method. Upon a firm foundation of memorized vocabulary, rules, and lists, students build strong language skills through the use of a series of analytical tasks. Students are taught how to thoughtfully analyze sentences and language structure, resulting in stronger language skills, which also strengthens students written and oral works.
The writing portion is based on the method of the Institute for Excellence in Writing (IEW) by Andrew Pudewa utilizing IEW’s signature method of structure and style. This method teaches students how to organize their writing through different writing structures, while also providing stylist techniques that make a student’s writing more engaging. Students often practice writing skills on the same subjects that are being studied in their current Foundations cycle.
The math portion focuses on reinforcing the “essential” elements of arithmetic through challenging math games and problems. This program is designed to complement your home math program by drilling speed and accuracy with basic operations of arithmetic.Challenge: Our Challenge programs provide classical, Christian community for homeschool families with students in 7th-12th grades. The Challenge programs typically meet once a week for fifteen weeks in the fall and fifteen weeks in the winter/spring months.
Based on the classical model of education, students at this age move into the dialectic and rhetoric phases of learning. Students utilize our academically challenging curriculum, which is appropriately named the Challenge Curriculum. This curriculum involves Saxon math, Apologia sciences, classic literature, writing, debate, and much more. Students develop and strengthen the life-long learning skills of grammar, exposition, debate, logic, rhetoric, and research. This curriculum is supplemented by weekly classroom time with a trained Challenge Director/Tutor.
Many parents feel inadequate to homeschool their students through the high school years. Our Challenge programs can help by modeling how to school with confidence during these very important years. Being involved in our Challenge program also helps direct you through your transcript and college preparation needs by keeping you well-informed and providing the tools you need for your record keeping.
The Essentials Program, for 3rd though 6th grade children, meets for 2 hours in the afternoon, and provides a trained tutor that classically teaches the children language arts and leads a Math Slam competition. The writing curriculum used in this program is the Institute for Excellence in Writing.
Challenge Programs for students ages 12 or 7th grade meet in Hilliard and new programs are beginning in Westerville and Clintonville next year. Also, an 8th grade challenge program is launching in Hilliard in the fall of 2011. The Challenge programs offers Latin, logic, rhetoric, science, literature, and math. As students now move into their junior high and high school studies, they are trained to organize facts and to write and speak about all of the subjects in the curriculum. These older students, who are still working under the supervision of their parents, meet one day a week for thirty weeks during the year. The Challenge programs provide a place for the students to make presentations and to participate in discussions from which to examine all worldviews in the light of Scripture. Based on the philosophy of education used in ancient Greece and in Europe during the Middle Ages, this is a rigorous style of education that views education in three phases. These stages correspond to the development of a child’s ability to reason. Also known as the Trivium. The first stage is when the student learns how to learn and has the ability to memorize many facts. The second stage is when connections are made of the facts already learned. The third phase is when the student is able to use the connections of facts and formulate and articulate his own opinions. Grammar, logic and rhetoric are all important components of the Classical method, as is Latin, usually. The Socratic method and the Great Books of Western tradition are also key parts of this method. Franklin Park Conservatory and Botanical Gardens
Built in 1895, Franklin Park Conservatory and Botanical Gardens is a botanical landmark two miles east of downtown Columbus. It is a premier horticultural and educational institution showcasing exotic plant collections, special exhibitions, and a signature collection of work by glass artist Dale Chihuly.
Set within the 88 acres of Franklin Park, the Conservatory houses 400 species of plants from a variety of global climate zones and features a Victorian Palm House with more than 40 species of palms. It is surrounded by botanical gardens and floral displays.

Restaurant week Columbus Thursday, January 6th, 2011
One of my favorite events is coming to Columbus again January 17-22, 2011, The 4th Restaurant Week Columbus. Columbus and Central Ohio has a quite a variety of wonderful restaurants and this is a great opportunity to try a new restaurant or one of your favorites at a discounted price, while benefiting the Mid Ohio Food Bank at the same time! Many of my favorite restaurants are participating in this special event, offering three course meals from $15-35 per person.
Eat Out and Feel Good About It!
Temporarily, put aside those New Year’s resolutions of losing weight to help out the local Columbus economy and charity!! The theme for Restaurant Week Winter 2011 is Eat, Drink and Be Charitable. Killer Icicles on Columbus Ohio Building
Record snow storms in February 2010
The four snowstorms in February 2010, dumped a total of 30.1 inches of snow in Columbus Ohio, which broke the previous 100 year record set in 1910 for total snowfall, in the month of February.
The February 2010 record snowstorms, in Columbus Ohio, caused a variety of problems for Central Ohio home owners, especially ice damming. I can’t remember ever seeing so many long icicles hanging from gutters of homes and businesses all around Columbus.
Ice Damming Advice for Columbus Ohio Home Owners from a Home Inspector
Ken Harrington, an ASHI Certified Home Inspector and owner of Kustom Home Inspection, shared the following information on how to properly deal with ice damming, in response to the many calls and emails he received from maintenance employees, real estate agents, real estate brokers, and homeowners wanting to know what to do about the icicles and snow on their roofs. Some home owners are experiencing leaks as a result of the ice damming.
Ken put together a list of Do’s & Don’ts that I hope will give you some guidance on these issues.
Don’t shovel snow off of the roof
First of all, never, ever, ever shovel snow off of your roof. Not only is it dangerous, but it could remove the outer layer, or granules, of the shingles and cause MORE damage than the snow. Don’t worry about the snow-load on your home. Most homes are built to withstand greater loads than what we have now, and that occasional creaking sound is most generally normal expansion and contraction of rafter joists or substrate materials.
Remove icicles from above frequently used doorways
DO remove the icicles from above doorways and areas that are used frequently by family members, but it is best to leave the rest alone. Their removal is not only dangerous, but you could damage the gutters and/or fascia board they are attached to. When water freezes it expands. Knocking the icicles loose could loosen the gutters and allow water to get behind them. During a freeze/thaw cycle it can exert hydrostatic pressure against the gutter system, forcing them away from the wall. When it thaws the water can leak between the gutters and the wall and can seep into the interior of your home through soffits and fascia.
Keep a constant eye out for gutter damage
With all of the weight from the snow and ice atop the gutters, you might experience some damage to the gutters, or they may loosen from the fascia. Be vigilant and keep a close eye on them, and have them repaired at the first sight of damage. When you do experience seepage onto an interior ceiling or wall, check your gutters in the area adjacent to the seepage first, but remember that water can and does travel along substrates before it finally drips.
Check around chimney flashings
The most frequent seepage from ice-damming is from around chimney flashings and other penetration points of the roof. So be sure to keep an eye on the area around that fireplace.
Keep downspouts clear

Gutter leaks and wet basement diagram
Of greater consequence is where the snow and ice goes once it begins to melt. If you have exposed downspout drains, or surface drains, DO keep them clear of snow and obstructions so the water can flow out away from the home.
Keep snow away from heat pump
If you have a heat pump, DO keep the snow banks cleared away from the base of the unit. These need airflow to work properly, and an accumulation of deep snow on and around the appliance can result in needless waste of energy and expensive repair bills.
Remove snow from foundation
If you are physically able, consider removing the snow away from around your foundation. 5 feet is the magic number that should allow enough space between the melting snow & your foundation to allow most of the water to seep into the ground & not against your foundation wall. Snow blowers are worth every penny for this use alone.
Remember safety precautions
Don’t put a ladder on a snowy surface. The ladder could slip and cause serious injuries. Leaks, gutters, and roofs can be repaired, the loss of limbs or life cannot.
Check your sump pump

Basement drainage diagram of a newer home
DO check your sump pump. This little guy gets rid of all the water that seeps below the basement floor from this melting snow. If it is not working your basement could flood. If the sump discharges into the storm drain and the discharge line is tightly connected on the outside, leave it be. If it discharges on top of the grade, DO clear the snow from the area where it drains. This exercise helps prevent the water from freezing at the exhaust point, backing up in the discharge line and freezing and cracking the discharge line.
3 causes of water seeping into basements
The 3 main causes of water seeping into basements most generally are: gutters, grading, and groundwater. We call them the 3G’s. We can see and assess two of the three, and if you do what you can to keep them in proper working order, you will be less likely to experience trouble and will minimize damage caused by them. Attached I have a cut-away view of the typical basement and drainage system of a home, as well as an illustration of one of the causes of damp basements. Hope this helps.

Rascal Unit Spay Day 2010 - Spotlight: Puppies
On February 23, 2010 (National Spay Day) Rascal Charities and Rascal Unit will celebrate by sterilizing 50-60 puppies. We want to educate pet owners about the benefits of early sterilization and the importance of wellness care and training. There are still some surgery appointments available for this event. If you have a puppy or know of someone that has a puppy, have them contact us for more information.
We will be scheduling puppies between 3 and 6 months of age. For a cost of $25 per puppy, we will offer:
- Sterilization surgery
- Deworming and heartworm prevention (Interceptor puppy pack)
- 24 Pet Watch Microchip (includes registration)
- Flea treatment if fleas are noted
- Information on training

Rascal Unit Spay Day 2010 Was A Success
The Rascal Unit and Rascal Charities Sterilized 49 Puppies During Spay Day! On February 23, 2010 both Rascal Unit trucks were full of young dogs presented for surgery. In celebration of National Spay Day, we sterilized 49 puppies at a cost to the owner of $25. The puppies also received an update on vaccines, a dose of heart worm preventive, and a microchip. Our goal was to help spread the word about the importance of early sterilization and proper puppy care.
Remax Urges Lenders to Release Properties Wednesday, February 17th, 2010
I’m sharing the RE/MAX article below, because it applies to the Columbus Ohio real estate market. While there are many distressed properties for sale in the Columbus Ohio area, banks slow response to offers on short sale homes is making it difficult to close these properties within the normal 30-60 day time frame. I have seen many Central Ohio short sale properties take more than 6 months to close.
I have helped several buyers purchase short sale properties, many get frustrated at the lengthy process and tire of waiting on the bank to respond to their offer. I just recently sold a home in Worthington Ohio as a short sale through Suntrust Bank and it took over a year to finally get it closed. I had 4 different buyers make offers on the home and most got tired of waiting on the bank to respond. Finally by the time I got the 4th offer, the bank had ordered the BPO (broker price opinion) and it still took about 30 days for them to approve this offer and another 30 days to get it closed. That is simply too long.
Some home buyers don’t want to look at short sale properties because they are afraid they won’t be able to close in time, to take advantage of the home buyer tax credit. Due to the current market conditions, many home buyers are looking for a bargain and distressed properties can often attract multiple offers. However, that does no good if banks won’t respond in a timely manner. Helping home owners avoid foreclosure by selling their home through the short sale process benefits everyone involved, the seller, the bank and the buyer. So banks should really make processing short sales a smoother and quicker process.
More expensive for banks to foreclose than to work out a short sale
Banks incur a lot more maintenance expenses and legal costs when they foreclose on a home rather than working out a short sale. Typically less damage occurs to a property when a seller voluntarily sells it through a short sale, which means the bank may get more for the home and the buyer will feel more comfortable buying the home. When a home goes through the foreclosure process, they often sit empty for an extended time without utilities working. Homes that sit empty without utilities during the winter months often have plumbing pipes that burst causing extensive water damage to a home. Homes sitting empty during the summer without proper cooling or ventilation can quickly develop mold. Without electric, basement sump pumps don’t work which often causes water backup and mold issues in basements.
Banks should be especially motivated to process short sales as quickly as possible because it is in their best interests to get the most money out of a home. So I just don’t understand why they remain so slow at dealing with these distressed sales. I wish banks would start taking short sales more seriously. Hopefully real estate professionals and industry advocates like RE/MAX who help to educate the public, banks and politicians will eventually make a difference.
RE/MAX Urges Lenders to Release Properties
Record Foreclosure Numbers Need to Be Tackled Head On
(Denver, CO, February 10, 2010) - Dave Liniger, RE/MAX International Chairman and Co-Founder, urged government and economic leaders to push lenders to release foreclosures to help speed the housing recovery. Liniger made his comments as a featured speaker at the Five Star Government Forum in Washington D.C. The Forum brought government and industry leaders together to share ideas for building stability in the nation’s housing market.
“Most of us feel that there is a tsunami of properties out there. I can assure you in the hardest hit areas of the country, there are bidding wars going on,” said Liniger, the only speaker representing a real estate company. ”So, for those lenders who are here listening, now is the time to release properties, because you’ve got the Homebuyer Tax Credit that’s driving buyers into the market, and a limited window of opportunity to get these properties sold before the credit expires this year.”
Liniger explained that in some markets experiencing high foreclosure rates, homes in price ranges that qualify for FHA financing are attracting a lot of attention. In these areas, there are multiple offers from investors and first-time buyers, which indicates there’s a real shortage of available homes.
The Five Star Forum focused on the Home Affordable Modification Program (HAMP), and the challenges facing mortgage lenders in modifying loans under the program. It brought this group of influential leaders together to begin the hard conversation on how better to keep more Americans from losing their homes.
Over the past year, RE/MAX International has led the way on the housing recovery. Liniger and other RE/MAX representatives met with Housing and Urban Development Secretary Shaun Donovan, as well as officials with FHA, Fannie Mae, the Treasury Department, and the Homeowner Preservation Office. RE/MAX offered recommendations for streamlining the Short Sale process, some of which the Treasury Department adopted when it announced a new process last November.
In 2009, RE/MAX trained more than 10,000 agents to handle Short Sales. More RE/MAX agents have earned the Certified Distressed Property Expert (CDPE) designation than agents with any other real estate company. Surveys show that after earning a CDPE designation, agents are twice as likely to be able to keep families in their homes. And, if the best route is a Short Sale, CDPE agents are much more successful at completing the transaction.
“In our industry, we talk about distressed properties, but we’re dealing with distressed sellers, distressed human beings,” said Liniger. “They’re humiliated by their situation, and that’s why 70% of them never pick up the phone to help themselves when they’re faced with a foreclosure. That’s where Short Sales come in. They provide a better way for both the homeowner and the lender.”
While some cities and markets are experiencing a recovery, as both home sales and prices rise, others are not faring as well. Overall, the real estate industry is in a correction, according to Liniger, who sees distressed properties making up the majority of sales for the next three to five years. And, after that, another housing boom may be on the horizon.
“Once this correction is over, we have a whole new generation of homebuyers waiting to get into the market. But we have to get through this first, and the best way to do that is to take it head on.”

Columbus Ohio HUD Home Update February 2010 Sunday, February 14th, 2010
$100 OHIO FHA HUD Down Payment Program Discontinued
Effective February 12, 2010, any Central Ohio HUD properties listed and or sold with FHA financing are no longer eligible for the $100 down payment incentive.
Also, the sales allowance bonus of $2500 for owner occupant buyers will be discontinued effective February 12, 2010, for all new contracts accepted on or after this date.
HUD will still pay buyer’s closing costs
When buying a HUD home in the Columbus Ohio area, you can still request HUD to pay up to a 3% contribution toward your closing costs. However, the amount you ask HUD to pay for your closing costs will be factored into your bottom line bid price. For example if you bid 100,000 on a HUD home and ask for $3,000 in closing costs, HUD will consider your bid to be $97,000.
Many bargain distress sales in the Columbus Ohio area
If you’re looking for a bargain, keep in mind that HUD foreclosure properties are not the only distressed properties for sale in the Columbus Ohio area. There are many other “distressed” properties such as bank owned foreclosures and short sales including homes and condos for sale throughout Central Ohio. You have to know what to look out for though, because not all foreclosures are a good deal.
Foreclosures Need Work
Most foreclosure homes need a minimum of a good cleaning, paint, carpet and flooring updates. However, some need so much work that they may not be a good deal by the time you are done making all the repairs, on top of the cosmetic fix ups. Often there are hidden defects that not even your home inspector will be able to detect and are not discovered until after you live in the home. So it’s wise to budget for additional repairs beyond what can be seen.
HUD will allow you to finance repairs of less than $5000 when getting an FHA mortgage. FHA 203k rehab loans offer an alternative for other homes that need more than $5,000 in work and allows you to finance money for repairs into your mortgage. Keep in mind that FHA 203k loans often have slightly higher interest rates and closing costs than traditional FHA mortgage loans. I can recommend a local Columbus Ohio mortgage banker who offers FHA 203k loans, if you would like more details on this loan option.
Non-foreclosure homes can be a good deal too
Due to the nature of the current buyer’s market in Central Ohio, I have found many sellers are motivated to sell and there are opportunities to get a good deal on a non-foreclosure home or condo as well. I’ve seen many sellers list their homes for less than they paid when they bought the home. Your home buyer’s agent should help you evaluate the property value depending on the home’s condition and current market factors, enabling you to make a wise decision on any home you buy.

I love old buildings, especially beautiful churches with stained glass art and what better time than fall - just before the holidays to take a tour of some of Columbus’ beautiful old churches.
The tour will focus on both historic and contemporary stained glass and the history of the windows and sacred spaces. Support provided by Franklin Art Glass Studio, Inc.
