First impressions of your home are often the most important because that is what typically attracts a buyer to see your home in person.  Since today’s online virtual tour takes the place of the “traditional” open house, it is extremely important that your home really shines online.  Often buyers will review a home online, then take a drive by, before asking to see it in person.  Thousands of home sales have been lost to unkempt lawns, dated wall paper, crazy paint colors, cluttered rooms, noticeable stains, etc. Imagine you are the home buyer and envision what you would look for in a home – then do it to yours!!!  Make sure your home is sparkling clean from top to bottom…

Pricing Your Home Too High
One critical reason to work with an experienced Columbus Ohio real estate agent is, to rely on their expertise in pricing your home appropriately, for the current market. Your REALTOR® should know the proper contract language and require the appropriate written verification.

Don’t Test The Market – Serious Sellers Only Please
I come across sellers who think – let’s try putting my home on the market and see what happens?  Huh?  Why?  Either you want to sell or you don’t!  If you’re not serious about selling your home – then there’s no point in putting it on the market. The Columbus real estate market is challenging and buyers are savvy enough to know if you’re serious.  When I work with home buyer’s who are making an offer on a home, I provide various data on the home, including the history of the property, which helps buyers determine how motivated a seller is. I assume most buyer’s agents would provide that same data to their buyer.  A buyer may not bother with your home, if they think you aren’t serious about selling. If you are harboring indecision… you could blow the sale.
