Step 1 – Prepping

Prepping Your Home for the Market

    • Determine your goals (more money, quickest sale, no repairs).
    • If you are willing to make repairs, I will recommend profitable, inexpensive improvements to enhance your home’s appeal.
    • Preview properties in direct competition with yours, if necessary.
    • Establish a competitive price range for your home – based upon recent comparable sales in similar condition.
    • Provide an estimate of your net proceeds, detailing all the costs associated with selling your home.

Over 90% of buyers search for homes online. According to a National Association of Realtors Survey, high quality multiple listing photos and detailed listing description are the two most important items home buyers used to find their home. Selling your home in today’s competitive Columbus Ohio real estate market requires effective online marketing. With thousands of homes for buyers to choose from, I’ll make sure yours stands out!

  • Provide high quality digital photos of your home.
  • Ensure accurate data online because buyers choose to visit homes that meet their search criteria. I can’t tell you how many mistakes I find on the internet . . . how many homes I’ve seen listed with no garage, when in fact the home had a 2 car garage! Mistakes like this can cause a home to be overlooked by buyers. Accurate data is important so the right buyer will find your home!
  • List your home on the Columbus Ohio MLS – Realtor Multiple Listing Service (Includes Franklin County, surrounding counties and beyond: Delaware, Fairfield, Licking, Madison, Morrow, Perry, Pickaway, Union & more). Your home will be found on every real estate site with an MLS search. (Most REALTORS offer an MLS search on their websites. So do most real estate brokerages such as: REMAX, Coldwell Banker King Thompson, Keller Williams, etc.)

Step 3 – Showing

Showings & Feedback

  • It is recommended you keep your home in showing condition at all times, to accommodate short notice showing requests.
  • Feedback provided via email, after showings. We’ll proactively address any negative feedback.
  • Quick response to any buyer calls or emails, I personally answer calls from around 8am-10pm.
  • Shoe covers available to protect your flooring, if requested.
